If you’re considering selling your home, you may be weighing all your options to sell. Should you list it or sell it “for sale by owner”? And that 6% commission can start to look like a lot of money when you look at the financial side of selling your home. So, in this article, we’re going to explore if it is actually better to list your home with an agent:
When selling your home “for sale by owner”, there is a large time commitment to consider. Chances are, you aren’t working in real estate full time, so you’ll have other commitments that you can’t ditch to deal with potential buyers. It’s hard to leave work meetings to take phone calls and answer all the questions from buyers and agents that you’ll get, run home for a last minute showings, or hunt down that perfect (and qualified) buyer.
When you hire a real estate agent, you are paying for the convenience of having your transaction handled by someone else who does this full time. A realtor will have the flexibility and skill to handle all of the questions, last minute showings (or no-shows) and filter through potential buyers to find you a qualified one all while not missing a beat.
Selling your home is a legal transaction that requires a lot of documentation. You’ll need to take the time to read all of the contracts, understand them, know how to fill them out correctly and turn in the documents on time and to the right people. And if you don’t fill them out correctly, there is the potential that the buyer could walk from the transaction or even worse, you could get sued.
Hiring a realtor means you’re hiring someone who’s taken the time to understand the ins and outs of the contracts, who knows the correct forms to use for a given situation and who can not only fill them out correctly, but can negotiate on your behalf.
When selling your home “for sale by owner” there will be expenses to consider as well! Things like photography, videography, a real estate attorney (to help you not get sued), flyers/direct mail-outs and online marketing/paid advertising. And if your home isn’t priced correctly to begin with, then you have the “expense” of it sitting on the market.
When hiring a real estate agent, typically all these things (and more) are wrapped up into one person. Your realtor will pay for all your marketing, will spend the time doing open houses, showing and answering questions, will fill out all your contracts correctly to avoid a lawsuit, price your home strategically so it sells quickly and will help make it as stress-free for you as possible!
It makes sense to weigh out if hiring a real estate agent is the right decision for your next move. But at the end of the day, hiring a realtor means hiring someone who wears many hats but whose goal it is to fight for you and make this transition as stress-free as possible.
